Why the certificate is needed
The handover certificate («Акт приёма-передачи», acceptance and transfer certificate) confirms the condition in which the flat and its contents passed from one party to the other. When you move out, it is compared with the actual condition: anything not listed in the certificate as damage is assumed to have appeared during your stay.
What to include
- the date and address, a reference to the tenancy agreement;
- readings of all meters — electricity, water, gas;
- the number of sets of keys, key fobs and remote controls;
- a list of furniture and appliances with their condition;
- all remarks: scratches, chips, stains, faults.
Take photos of every room and the meters on the day of signing and send them to each other in a messenger — the photos will be dated, and there will be nothing to argue about.
