How to use the mortgage calculator
Enter the price of the flat or house, the down payment, the term and the interest rate. The calculator instantly shows the monthly payment, the loan amount, the total interest and the approximate income a bank will want to see to approve your application. Below you will find a year-by-year payment chart and a detailed monthly table: how much of each payment goes on interest and how much on the debt itself.
The “Link to calculation” button saves all your inputs in the page address. It is handy for sending to your spouse or a bank manager so you are discussing the same figures.
Monthly payment formula
Almost all banks in Russia issue mortgages with annuity payments: the payment stays the same for the whole term, but at the start it consists almost entirely of interest. It is calculated like this:
Example. A flat costs 6,250,000 ₽ and the down payment is 20% — 1,250,000 ₽, so the loan is 5,000,000 ₽. Term 20 years (240 months), rate 18% a year, monthly rate 0.015. Payment: 5,000,000 × 0.015 / (1 − 1.015−240) ≈ 77,166 ₽. Over 20 years you will pay about 18.5 million ₽, of which roughly 13.5 million ₽ is interest.
Annuity or differentiated payments
With a differentiated scheme the debt is repaid in equal parts and interest is charged on the outstanding balance. So the first payment is the largest, and it gets smaller every month. The total interest is lower, but you also need a higher income for approval: the bank looks at the first, largest payment. Switch the payment type in the calculator to compare the difference on your own figures.
What income you need for a mortgage
Banks calculate the debt burden ratio (PDN) — the share of your income that goes on all loans. The Central Bank restricts lending to people with a PDN above 50%, so with that level of debt it is much harder for a bank to approve an application. That is why the calculator shows the income at which the payment takes up no more than half. If you already have loans or credit cards, their payments are included in this calculation too.
Subsidised programmes
- Family mortgage — from 1 October 2026 the rate depends on the number of children: 10% with one child, 8% with two, 6% with three, 4% with four and 2% with five or more. In Moscow, St Petersburg and their regions the rate is 2 percentage points higher. The loan limit is 6 to 18 million ₽, and at least one child must be under 7. Contracts signed before 30 September 2026 keep the 6% rate. More in the glossary.
- Far Eastern and Arctic mortgage — 2% for young families, participants in the “Far Eastern Hectare” programme, workers in certain industries and other categories.
The terms of subsidised programmes change several times a year. Before applying, check the current requirements with your bank or on the DOM.RF website.
What the calculator does not include
The calculation shows the loan payment. In practice, life and property insurance (usually 0.3–1% of the outstanding debt a year), property valuation, registration and notary fees are added to it. The bank may round amounts slightly differently, so the final figure in the contract sometimes differs by a few roubles.
