A report by an independent appraiser on the market value of the flat or house that becomes collateral for a mortgage. The bank uses this value to work out how much it can lend.
In Russian:Оценка недвижимости для банка·Otsenka nedvizhimosti
The valuation is done by an appraiser who is a member of a self-regulatory organisation (Law No. 135-FZ); the value in the report is considered recommended for 6 months. The bank may give you a list of appraisers it accepts, but it cannot force you to order the valuation from a specific company. The borrower usually pays for the valuation.
Kazakhstan
In Kazakhstan, mortgaged housing is also valued by an independent appraiser, and the bank checks the report.
Belarus
In Belarus, when lending against real estate, the bank also relies on a valuation of the property.
